Apartments approved for seniors, disabled

Jewish Family Services, General Capital add 93 units to area

Brown Deer - Jewish Family Services and General Capital will move ahead with plans for more apartments on Bradley Road following the Village Board's approval of development agreements for the two projects.

JFS will add 33 additional apartments to the current 66 units at Deerwood Crossing, 4195 W. Bradley Road, and will build a 60-unit building called Bradley Crossing in the 4300 block of West Bradley Road. The Community Development Authority approved the projects last week, while the Village Board approved them Monday night.

Deerwood Crossing is an apartment complex that allows seniors 55 and older to age in place, providing a variety of services that residents may add as needed. The complex provides apartments for both independent, supportive home living and assisted living.

Bradley Crossing will provide 30 units for residents with disabilities. General Capital owns the land and will help develop the apartments.

Steve Schnoll of General Capital said the Bradley Crossing units will be affordable income units. Financed in part by WHEDA tax credits, they will be available to people earning no more than 60 percent of the county median income. In addition, 30 of the units will be targeted for residents with disabilities.

JFS plans to have offices in the building and provide services for those residents.

Community center included

Bradley Crossing also will have a community center, which will be close to 6,000 square feet and operated by the village Park and Recreation Department.

The village will contribute $105,000 toward the construction of Bradley Crossing and will sell almost 2 acres of land for $1 to JFS for the Deerwood Crossing addition.

Construction on Bradley Crossing is expected to start this fall, pending approval of building and site plans by the Plan Commission and Village Board. The Deerwood Crossing addition, which needs similar approvals, will follow, likely by spring, once financing is secured.

The community center was of particular interest to three members of the Senior Citizen Club who attended the meeting. General Capital will build the space, but the village will be responsible for furnishing it, Planning and Zoning Specialist Nate Piotrowski said.

Park and Recreation Director Chad Hoier said his office will schedule the space in the community center.

The space will be divided into several rooms, including a large assembly room of more than 3,000 square feet that will be suitable for Senior Citizen Club meetings, the senior meal program, and other large gatherings.

Hoier said the space would be open to all community groups and will also be a rental area suitable for baby and wedding showers or a family reunion.

Other rooms will include space for computers and information technology programs, a yoga/dance studio, and a fitness room. The center, which will have its own entrances from outside, will also have a small kitchen.

Alleviates space needs at schools

While the space is not large enough for all the programs the department now runs in school district facilities, it will help alleviate some of the need for space in the schools. Some group activities, such as zumba and sports, will continue to take place in the schools, he said.

Bradley Crossing will have also its own community rooms elsewhere in the building.

Senior Citizen Club president Joe Klucarich said the allocation of space, handicapped accessibility, parking and storage and meeting space were of interest to the club.

General Capital, which owns the 8-acre site where Bradley Crossing will be built, first planned to build 24 condominium units in the location where the apartments will go. The downturn in the economy prompted the change in plans.

When completed, Bradley Crossing is expected to be valued at $3 million.

The addition to Deerwood Crossing will add $2,250,000 to the tax rolls when completed.
